Building Controls

Johnson Controls Digital Building Automation System (BAS) network:
Metasys System with PC–based monitoring, both local and remote access.  This system provides real-time monitoring with automatic remote notification of critical system messages.

HVAC

Central Cooling Plant: 

1550-ton total capacity.  (2) York 425-ton centrifugal chillers and (1) York 450-ton centrifugal chiller.  (2) Trane 125-ton screw chillers (one air-cooled).  68°F water condenser is provided by (3) wells through plate/frame heat exchangers.  Well system has a capacity of up to 2700/gpm.  Full redundancies exist for total system.

Central Boiler Plant:  

(5) Byron 15-lb steam water tube boilers.  5250 MBH capacity each.  Typical winter operation requires two boilers to be online.  Boilers are all dual fuel capable (gas and oil).  Boiler facility includes walk-in underground tank vault housing 40,000 gallons of fuel oil. 

Air Handlers: 

(10) digitally-controlled variable air volume systems serve all office spaces.  Units provide both temperature and humidity control.  Individual thermostats control office space temperatures.

Electrical Services

Main Service: 

5500 KVA with dual primary commercial power feeders.  Automatic transfer switching provides changeover of loads in the event of the primary power feeder loss.  The campus has underground redundant feeders with multiple tie switches, upgraded high voltage breakers and electrical usage/demand monitored in real-time through the BAS.

Substations: 

Southwest Wing:  (2) 2000 KVA 13.8 KV 480/277 3ph

North Wing:  (2) 1000 KVA 13.8 KV 480/277 3ph

All substations have redundant primary and secondary tie switches.  All electrical gear is comprised of Square D or S&C components.  Motor control centers and variable frequency speed drives are Allen Bradley.  All electrical gear is protected with a minimum of two levels of transient surge protection. 

Emergency Power: 

300 KW Caterpillar emergency generator

Lighting & Plumbing

All office space is served by very flexible power and data distribution systems.  These systems feature vertical distribution closets with fiber optic backbone, and UPS power along with ample space for data switching equipment.  All tenant space features horizontal distribution via floor duct system with intermediate distribution stations.

Lighting

Peerless indirect pendant-hung lighting fixtures in office areas.  This system provides a non-glare; no shadow work environment.  All fixtures are 277-volt, energy-efficient, high-frequency ballast with T-8 or compact fluorescent lamps.

Plumbing

One 8-inch and one 10-inch main water feed from the city water supply.  850-gallon domestic hot water circulation system.  Microprocessor-based duplex water softener.  Storm water and flood water rejection capacity 80,000 gallons per minute with emergency power back up.

Fire, Safety & Security

  • Electronic Systems, USA, Inc, Unity PC-based central monitoring network.
  • Honeywell FS90 fire detection/audio evacuation system.
  • Sprinkler system installed throughout entire facility.
  • Control Systems International card access system.
  • Digital video recorder- (DVR) based closed circuit Color TV system.
