The Facility Operations Engineer assists the Facility Manager in providing operations and maintenance services for a 300,000SF facility located in Hamilton, Ohio.

Essential Duties and Responsibilities include the following.  Other duties may be assigned.

  • Maintains and repairs electrical components of HVAC and associated systems.
  • Operates and monitors building systems and equipment through the Building Automation System, to the extent permitted by the features implemented.
  • Optimizes facility system operations, identifies and manages cost saving opportunities without disrupting tenant operations.
  • Responds to all alarms during normal working hours and after hours, on a rotational On Call basis.
  • Uses the system's diagnostics to troubleshoot and isolate problems in building systems and equipment.
  • Uses system self-diagnostics to assist in maintaining the system.
  • Calls for specialized subcontracted system maintenance as required.
  • Programs environmental system's start-up or shutdown and adjusts system as required.
  • Operates and maintains systems that provides such services as heat, air conditioning (cool, humidify, dehumidify, filter, and circulate air), chilled water, steam, hot water, or electricity.
  • Evaluates performance of compressors, condensers, chilling units, and associated equipment.
  • Maintains building environmental conditions per building specifications.
  • Immediately responds to all service calls related to this area. 
  • Adjusts controls to ensure safe and efficient operation of the system and to meet required demands on the system.
  • Maintains work orders, operating logs of equipment, and performs administrative work in relation to listed responsibilities, as directed by management.
  • Maintains machinery and equipment of the system in good working order.
  • Performs preventive maintenance, services calls, diagnostic services, repairs on all mechanical, electrical (less than 480 volts), and HVAC systems and equipment.
  • Coordinates the activities of contract workers in performing tasks directly related to operating and maintaining designated systems.
  • Conducts tours to potential clients.
  • Performs tours of areas and/or equipment as directed by management, such as:
    • These include, but are not limited to, HVAC equipment, air compressors, pumps, electrical systems, fire / safety systems or other similar items that may be designated as tour items by management.
  • All work hours are first shift (Monday - Friday) along with 24-hour On Call rotation.
  • Excellent written and verbal communication skills are a must.
  • Basic proficiency in MS Office products (Word, Excel, Power Point, etc.)

REQUIREMENTS:

Qualifications:

  • 2-year Associate Degree (four year Engineering Degree preferred).  
  • Must have at least 5 years experience in operations and maintenance of HVAC systems, central chiller plant and boiler plants.
  • Extensive understanding of HVAC control sequences and central plant systems is required.
  • Must have extensive experience in controlling, monitoring and troubleshooting building systems through the Building Automation System (BAS).
  • Must be familiar with researching, reading, and understanding technical manuals, mechanical and electrical diagrams, and stock lists.
  • Trained and certified at the Universal level for operations involving reclamation of refrigerant is desirable.
  • Journeyman level skill in at least one other area of specialty, such as maintenance electrical.
  • Must be familiar with and have experience with computerized maintenance and management principles and operating computers.
  • Must have experience in maintenance management and customer relations.
  • Effective oral and written communication skills essential.
  • U.S. Citizenship or proof of lawful admission for permanent residence as evidenced by Form 1-51 is required.
  • Must be able to pass drug screening.

Physical Demands:

  • While performing the duties of this job, the associate is frequently required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk or hear; and taste or smell. 
  • The employee must frequently lift and/or move up to 50 pounds.
